Converting an old Kolkata kitchen to modular is a different job from fitting one in a new flat – there is a platform to remove or keep, wiring that predates chimneys and induction hobs, drainage shared with the flats above, and a household that still needs to eat while the work happens. This page covers what can honestly be reused, what cannot, how many days you will be without a kitchen, the quirks of older Kolkata buildings, and what society permission you may need. Kutchina renovations from Gita Enterprise start with a free site visit and an itemised written estimate, so you see exactly what is being replaced and what is being kept.
What can usually be reused
Every item on this list saves you money, so a designer who works through it honestly is worth more than one who quotes a full strip-out by default:
| Element | Reusable if… |
|---|---|
| Granite platform | The top is level, the slab is intact, the supporting masonry is sound and there is no water damage at the sink. This is the single biggest saving – it makes a semi modular build possible |
| Wall tiles | They are in good condition and will be hidden behind cabinets anyway. Only the exposed backsplash strip really needs to look right |
| Floor tiles | Undamaged. Modular cabinets sit on the floor and hide most of it; replacing the floor adds cost and days |
| Water supply and drainage lines | The sink stays roughly where it is. Moving a sink means moving a drain, which is where renovation costs escalate |
| Gas connection point | The hob position is unchanged, or the pipe can be extended safely by the gas agency |
| Chimney duct opening | There is already an opening to the outside and the new hob sits near it |
What usually cannot be saved
- Old carcasses with water damage. A swollen sink-cabinet base does not dry out and recover. New shutters on a damaged carcass fail from behind within a year or two.
- Undersized wiring. Kitchens in older flats were wired for a light and a mixer. A chimney, a microwave, an induction hob and a dishwasher on that circuit is a genuine hazard, not a technicality. This is the item most often skipped and the one we insist on.
- Old waterproofing at the sink. If water has been getting into the platform, sealing over it does not stop it.
- Too few electrical points, in the wrong places. Modern kitchens need points at counter height for appliances, a dedicated point for the chimney and one inside a cabinet for a built-in microwave or oven. Positions get fixed at the design stage – after the tiles go back is too late.
- A platform in the wrong place. If the sink is somewhere that makes the room unusable, keeping the platform to save money locks in the problem for another decade.
The renovation, day by day
How the work actually sequences, and where the household is affected:
- Free site visit and measurement. The designer measures, checks the platform, wiring, plumbing and duct route, and flags what can be kept.
- 3D design, estimate and revisions. No work has started; you are still cooking normally. This stage takes as long as you need.
- Manufacturing. Your units are made to the measured drawing. Your kitchen is untouched and fully usable throughout – which is why a factory-made kitchen disrupts far less than a site-built one.
- Demolition and clearance. Only if the platform is being removed. Dusty and noisy, and the point at which the kitchen goes out of use.
- Civil, electrical and plumbing. Wiring upgrades, new points, any drainage change, waterproofing, tile repair where needed.
- Installation. The finished units arrive and are fitted, levelled and adjusted. This is assembly, not construction – no cutting, no dust, no noise beyond drilling.
- Countertop, appliances, handover. Counter set and sealed, sink, hob and chimney connected, warranty explained.
How long you are without a kitchen: only stages 4 to 7 affect you, and a semi modular renovation skips stage 4 entirely – often coming down to an installation. A full strip-out with civil and electrical work takes meaningfully longer. Your designer gives you the day count for your specific job before you commit; ask for it in writing alongside the estimate.
How families manage: most set up an induction plate and a kettle in another room and rely on it for the duration. If you can time the work around a trip away, or around a stretch when the household is smaller, do – it is the least stressful way to do this.
Older Kolkata buildings: what to expect
Renovating a kitchen in a pre-2000 Kolkata flat or house brings a specific set of problems that national guidance never mentions:
- Walls are rarely square and floors are rarely level. Standard-size units leave visible tapering gaps. Manufacturing to a measured drawing is what closes them – the same argument set out on our readymade kitchens page.
- Thick masonry walls and deep window reveals. These eat into the cabinet run in ways a floor plan does not show. Measurement, not the builder’s drawing, is the only reliable source.
- Shared drainage stacks. The kitchen drain often joins a stack serving the flats above. Altering it can require the building’s consent and a plumber who knows the stack.
- Low or uneven ceilings. Affects whether a loft above the wall units is possible, and how high the chimney can be mounted.
- Debris removal. Old platforms produce a surprising amount of rubble, and many buildings restrict when it can be moved and where it can be stored. Agree this before demolition day.
- Lift and staircase access. Finished units must reach your floor intact. Narrow staircases and small lifts are a real constraint, and one worth mentioning at the site visit.
- Work hours. Many housing societies restrict working hours and prohibit work on certain days. This affects the schedule more than most people expect.
These are the details that separate a local operator from a national platform quoting your postcode from another city.
What a renovation costs
Renovation pricing has two distinct shapes:
- Partial renovation – new units, shutters and accessories on a retained platform. No demolition, no civil work, the least disruption, the lowest cost. See semi modular kitchens.
- Full renovation – strip-out, civil and electrical work, then a complete modular kitchen. Costs more than the equivalent new-flat installation, because demolition, debris removal and rewiring are added to it.
The cabinetry itself is priced on running feet exactly as it would be in a new flat – the arithmetic is on our price guide. What renovation adds is the preparation work, and that is why the estimate should be itemised: you should be able to see the demolition, the electrical work and the cabinetry as separate lines and decide on each. EMI options are available.
Frequently asked questions
How much does it cost to convert an old kitchen to modular in Kolkata?
It depends on whether the existing platform is kept. A partial renovation on a sound platform is the lowest-cost route; a full strip-out adds demolition, debris removal and electrical work to the cabinetry cost. We give a free itemised written estimate showing each element separately.
How many days does a kitchen renovation take?
Only the demolition, civil work and installation stages affect your household – manufacturing happens while your old kitchen is still in use. A semi modular renovation often comes down to an installation; a full strip-out takes considerably longer. Ask for the day count in writing with your estimate.
Can my existing granite platform be reused?
Yes, if the top is level, the slab intact, the supporting masonry sound and there is no water damage at the sink. Reusing it saves the entire cost of a new base structure. A designer checks all four points during the free site visit and shows you what they find.
Do I need society permission to renovate my kitchen?
Often yes, particularly for debris removal, work hours and anything affecting a shared drainage stack or a partition wall. Check with your association before the design is finalised – it is far easier to design around a restriction than to discover one mid-demolition.
Can renovation be done while we live in the flat?
Yes, and most of our renovations are. The kitchen is unusable only during demolition, civil work and installation; manufacturing happens beforehand while you cook normally. Most families manage with an induction plate in another room for that period.
